A Clear Path to a Better Home

Our Remodeling Process

Consolidated Home Services follows a straightforward five-step process that keeps homeowners informed from the first meeting through project completion. Each project is planned around your home, priorities, approved scope of work, and budget.

Meet, Define the Scope, and Review Estimated Pricing

  • We begin by meeting with you to understand your goals, needs, design preferences, and budget. We review the existing conditions and discuss the improvements you want to make.
  • Using information gathered during this meeting, along with AI-assisted planning tools, we prepare a preliminary Scope of Work describing the proposed work, anticipated materials, estimated pricing, and projected schedule. Our team reviews these details with you so you can adjust the project’s size, features, or material selections before moving forward. This early planning helps align the proposed improvements with your budget and expectations.

Compare Proposals and Establish Value

  • Once the preliminary scope reflects your priorities, we use it to obtain and evaluate competitive pricing from qualified contractors and trade professionals. We compare proposals for the same defined work, reviewing labor, materials, allowances, exclusions, and scheduling considerations.
  • Our goal is to identify the best overall value based on price, qualifications, workmanship, and the proposed schedule. You may also use the Consolidated Scope of Work to request proposals from other contractors, making it easier to compare what each proposal includes.

Approve the Agreement and Begin Construction

  • After the scope, material selections, and contractors are confirmed, we present a written agreement establishing the final Scope of Work, contract price, payment terms, and anticipated construction schedule. Any allowances, exclusions, or owner responsibilities are identified before work begins.
  • During construction, we keep you informed about progress and scheduling. Changes to the approved work are documented through a written change order explaining the revised work and any effect on price or completion time, with your approval obtained before the additional work proceeds. Delays, unforeseen conditions, and necessary schedule adjustments are also communicated in writing.

Complete the Final Walkthrough and Approve the Work

  • When construction is substantially complete, we conduct a final walkthrough with you to review the finished work against the approved scope and any authorized change orders. Any remaining corrections or unfinished items are documented on a punch list and scheduled for completion.
  • Once the agreed-upon work and punch-list items are complete, you approve the project and authorize final payment according to the written agreement. We also provide applicable warranty information, care instructions, and project closeout documents.

Finalize Payment or Financing

  • We review payment options with you before construction begins so the financial arrangements are clear from the outset. Depending on the project and the written agreement, payment may be due upon completion or follow an agreed deposit and progress-payment schedule.
  • If you prefer to pay over-time, available financing options can be explored before work begins. Financing is subject to lender approval and applicable terms, including interest rates, fees, and repayment periods. At project closeout, we review the final invoice, account for approved changes and prior payments, and confirm any remaining balance.
